What Makes a Great Property Team? Insights from Our 'Property Team of the Year' Win

Happy New Year to all our residents! We recently won the Property Team of the Year at High Point Commons and we are so grateful to our residents who made this happen. Any resident depends on their property team to make their lives as stress-free as possible, but it can be harder to find than you think.  So, what makes a great property team? Here’s how we approach property management here at West Madison Apartments…

#1. Cultivate Community!

This process is at the core of everything we do. Putting on great events for residents is a great way for us to continue to stay connected with our community year-round. This year we hosted a record number of resident engagement events, with 19 at High Point Common alone including a book swap, cookie decorating, and a movie in the park to name a few! 

In addition to resident events, we also stay connected to the wider community by helping raise money for nonprofit organizations, such as the Madison Reading Project. We also maintain a great little free library!

#2. Going above and beyond!

We believe that home truly is where the heart is and our teams do all we can to provide a top-tier service experience to our residents, going above and beyond normal day-to-day responsibilities. 

One example is that we commit to completing work orders the same day whenever possible and only exceed 24 hours to complete repairs for reasons beyond our control. Noone enjoys having maintenance issues. But we’re proud that our maintenance team is often mentioned by name in Google reviews. 

Another fun example is when we helped a resident save their cat last year: “Our team helped a resident’s cat out of a tree, and a neighboring resident went to get his cherry picker to get it down while we all held a tarp under the cat in case it fell.” - Alex, Property Manager at High Point Commons

It’s simple acts of service like these that help our residents to know that we have their back.

#3. Continual improvement!

While it’s important to stay on top of maintenance, we’re always looking for proactive ways to improve our community. Over at Midvale Heights, the team has been working hard to improve the aesthetics of the interior. This includes re-staining trim in the common areas, painting doors, redoing ALL residents' widow sills, repainting the fitness room, and remodeling our new laundry room! 

In addition, the team at High Point Commons has recently completed pavement upgrades, painted/replaced outdoor fences/signs, added bike racks for residents, created community patios/grilling areas, planted a butterfly garden with our residents, and installed new cameras outside. This is work we take great pride in.

Overall, it’s about creating a dedicated team committed to the community and each other. We’re lucky to have long-term employees. Our Property at High Point Commons celebrated 5 years with the company and our painter celebrated 10 years! As Ann, our Director of Operations notes, “The company culture promotes and rewards teamwork and collaboration and encourages everyone to excel at customer service and community engagement. We have fun, and it shows!”.
